Wasatch Property Management (WPM) was founded in 1988 with the goal of creating world-class communities for our residents. Our commitment to innovation and premium experiences led us to develop some of the industry’s most proactive initiatives, including the three-hour service request and the three-day apartment turn.  All our communities are managed with the utmost care and responsibility.  Residents enjoy perfectly manicured properties, some of the best amenities available and a luxurious lifestyle.

WPM currently manages over 70 apartment communities with 17,000 units across five western states – California, Utah, Arizona, Colorado, and Washington. Our properties range in size from 68 units to over 600 units encompassing Class “A” through Class “B” apartment communities. In addition to operating conventional market-rate communities, WPM has extensive experience in managing tax-exempt bond and affordable housing assets.

President

Janae Jarvis

Janae Jarvis is a highly accomplished professional in the multi-family industry, currently serving as the President of Wasatch Property Management since 2021. With an extensive career spanning over 27 years, Janae has established herself as a leader in the field, overseeing a diverse portfolio of over 17,000 units comprised of both conventional and affordable housing developments.
Since joining Wasatch in November 1999, Janae has excelled in various roles within the organization, demonstrating her dedication, hard work, and exceptional skills. She quickly ascended through the ranks, assuming positions such as Regional Manager and Executive Vice-President for Wasatch Property Management. In these roles, she successfully led the lease-up of 13 Low-Income Housing Tax Credit (LIHTC) developments, consisting of over 2,500 units, as well as 22 conventional developments totaling over 5,000 units.
Janae's exceptional leadership and sharp operational acumen have consistently yielded impressive results, driving year-over-year improvements in revenue and operational effectiveness. Under her guidance, Wasatch Property Management has solidified its reputation as one of the most innovative and high-performing multifamily management companies in the industry.
Beyond her responsibilities at Wasatch, Janae is actively involved in industry associations and boards, demonstrating her commitment to advancing the field and contributing to its growth and development. She has served as the President of the Utah Apartment Association and held various board positions, including the National Apartment Association Board.
Janae's expertise in the field is further reinforced by her professional certifications, including the Housing Credit Certified Professional (HCCP) designation and the esteemed Certified Property Manager® (CPM) designation. These certifications attest to her in-depth knowledge and commitment to maintaining the highest standards of excellence in property management.

Chief Financial Officer

Scott Stettler

Scott Stettler is the Chief Financial Officer of Wasatch Property Management, Inc., and oversees the company’s financial accounting, forecasting, and reporting functions. He works conjointly with the Wasatch Group finance team, and acquisitions and dispositions team, to manage all finance and accounting aspects for Wasatch’s $2 billion multi-family real estate portfolio, including Wasatch’s multifamily real estate management company, and several venture companies under the management company’s ownership umbrella.

For eight years before joining Wasatch in 2004, Mr. Stettler specialized in corporate tax with Washington Group International, Inc.; internal audit and corporate tax for Albertson’s, Inc.; and partnership tax, financial statement compilations, and reviews for a public accounting firm in Boise, Idaho.

Mr. Stettler received a Bachelor’s degree in Accounting from Boise State University in 1998, and is a licensed Certified Public Accountant (CPA) and Chartered Global Management Accountant™ (CGMA®). He also currently serves as President on the Board of Directors for the Community Abuse Prevention Services Agency (CAPSA), a nonprofit organization located in Cache Valley, Utah.

VP of Capitals

Kory Smith

Kory Smith is the Vice President of Capital Improvements and oversees annual capital expenditures between $10 to $20 million, leading out in forecasting, budgeting, and aiding in planning and design review. He directs contract negotiations on all capital expenditures and national purchasing contracts. With his background in accounting, he oversees the accounting for all residential capital projects including job costing specific projects, loan draws, and reporting.

Mr. Smith has been involved in Capitals since 2004. After joining Wasatch in January 1999, he worked in Accounting before moving into the Capitals department. He and his team have successfully completed multiple multi-family property renovations throughout the West. In addition to renovations, he aided in the due diligence, underwriting, and acquisitions of 18 to 20 residential properties and seen the company grow from 10,000 units to over 17,000. More recently, the Capitals department assisted in several new construction projects ranging from residential homes and cabins to light commercial buildings.

Mr. Smith has a BS in Accounting from Utah State University.

VP of HR

Lisa Levanger

Lisa Levanger is the Vice President of Human Resources for Wasatch Property Management, Inc. since May 2010. She is responsible for Wasatch’s companywide HR strategy and execution.

After graduating from Utah State University in 2003, she joined Wasatch, serving in several positions within the HR department prior to her current role as Vice President. In 2013 Ms. Levanger took on managing the human resource functions of REAL Salt Lake and Broadway Media.

Ms. Levanger received a bachelor’s in Management and Human Resources from Utah State University, and earned the Professional in Human Resources (PHR) certification in 2007.

Chief Marketing Officer

Kainoa Clark

Kainoa Clark has spent the last 15 years as a marketing executive. His expertise spans the areas of marketing, advertising, branding and PR with a keen understanding of messaging, positioning and content.
Kainoa started his career as one of the first YouTube advertisers helping to carve the foundation for the dominant force that YouTube advertising would become. He helped launch brands through a social and ecommerce advertising model that would garner recognition for brands like Poo-Pourri, Squatty Potty and more! He launched and scaled the largest pet brand on social at the time and helped lead its acquisition. Kainoa led marketing efforts as the Head of Marketing for a Swiss-based SaaS company and built a team of marketers across several continents. As the Head of Strategy for Zefr, he worked with Hollywood celebrities, athletes and influencers to launch National and International campaigns for companies like Samsung, Coca Cola, Target and more. While there he led the Super Bowl ad for Taco Bell and created the first-of-its-kind online to offline commercial campaign for the Super Bowl. He spent 3 years accelerating growth for a large beauty brand and was then tasked with scaling an e-commerce CPG brand before Wasatch. He serves as the Chief Marketing Officer for The Wasatch Group and President of The W Agency. Kainoa currently serves on advisory boards of Utah Valley University, Pura, Book Club and more. He has been recognized multiple times as one of Utah's premier business leaders and won many awards for industry leading campaigns and strategies.
Chief Financial Officer/Residential

Daniel Lewis

As a controller for Wasatch Property Management, Inc., Daniel Lewis oversees the accounting department operations for Wasatch multifamily real estate.

He joined Wasatch in June 2009 as a Staff and Tax Accountant for Wasatch Acquisitions and Capital, Inc. until accepting a Staff Accountant position with WPM in January 2011. In January 2013, he became WPM’s Vice President of Accounting and Financial Reporting. He then became Controller in March 2016.

In his current position, Mr. Lewis prepares monthly, quarterly, and annual financial statements for investors, lenders, company management, and other stakeholders. He also coordinates and assists in preparing annual budgets, forecasts, and cash planning for all Wasatch’s multifamily properties and parent/subsidiary entities. He provides additional financial analyses for capital projects, investments, contract negotiations, and company operations. He provides information for annual audits, and assists the Wasatch Group finance team in monitoring debt levels, compliance with debt covenants, and lender compliance.

Mr. Lewis graduated from the Huntsman School of Business at Utah State University with a BS in Accounting and minor in Economics.

Senior Vice President

Patrick Morse

Patrick Morse began his career in residential management in 1999 and joined Wasatch Property Management in 2000 as a property manager. As a regional manager, he oversees nine communities, consisting of 64 employees and a combined annual revenue exceeding $27 million.
In addition to his residential management experience, Mr. Morse has 17 years of sales and training experience. He obtained the Specialist in Housing Credit Management (SHCM) certification, has an active real estate license in the State of Utah, and is currently pursuing the Certified Property Manager® (CPM) accreditation. He is an active board member of the Utah Apartment Association.
Senior Vice President

James Johnson

As Regional Manager, James Johnson oversees and manages the day-to-day site operations for six Wasatch residential properties with 1,611 units and 46 employees. He gives particular attention to budgets, employees, tenant relations and concerns, and capital projects.
Before joining Wasatch Property Management in 2010, Mr. Johnson worked as a recruiter and team leader for Covergys™, a Fortune 500 company, since 2008, where he also managed 20 phone agents. During that time, he helped launch the commercial customer service team for Comcast™.

Mr. Johnson brought detailed-oriented customer service expertise to Wasatch Property Management when he joined as a leasing agent and financial manager in 2010. His experience at the European Collection—three large residential properties in the Salt Lake City, Utah, metro area brought financial stability and growth during these properties’ initial years. Mr. Johnson went on to serve as Financial Manager at The Falls at Riverwoods Apartments in Logan, Utah, and Property Manager at Devonshire Court and Four Seasons Apartments in North Logan, Utah. Over the years, he assisted in multiple successful lease ups for several Wasatch properties. His leadership with the Four Seasons Apartments placed the property on the ORA Power Rankings each year from 2015 to 2018. Since accepting the Area Leader Northern Utah and Regional Manager position in January 2018, he is involved in the development and lease up of additional units in The Falls at Riverwoods and Four Season Apartments.

Mr. Johnson received an Accredited Residential Manager® (ARM) certification from the Institute of Real Estate Management® (IREM), and a Bachelor’s Degree from Utah State University in Public Relations and a minor in Human Resources and Business Management.

Rikki Hemsley

Rikki Hemsley is the Vice President of Learning and Talent Development for Wasatch Property Management. She has spent the last 23 years developing her career in Property Management, from starting as a Community Leasing Agent to Director of Training and Regional Vice President. She has received the designations of CPM and ARM through IREM, denoting her expertise in the Multifamily Housing Industry, and currently serves as a member of their Board of Directors. She has helped develop strategies for training and talent development that have ensured success for Wasatch Property Management employees' growth and development. Inspiring others to believe in themselves and tap into their full potential is her true passion.

Brittany Stewart

Brittany Stewart embarked on her career with Wasatch Property Management in 2002, where she quickly proved her versatility by serving in various roles. After a brief hiatus, Ms. Stewart returned to Wasatch in 2011 to spearhead the lease-up phase of Providence Place Apartments, a LIHTC (Low-Income Housing Tax Credit) community. Since then, she has played a key role in multiple affordable and tax credit lease-ups for Wasatch, showcasing her expertise and commitment to providing high-quality housing solutions.
In early 2019, Ms. Stewart assumed the position of Regional Manager for Wasatch's tax credit communities. In her current capacity, she oversaw 10 communities with a total of 1,908 units. Her responsibilities encompass the successful lease-up of 2,339 Tax Credit units, which encompass Senior Communities, Mixed-Use, and Income Averaging communities.
Currently, Brittany is responsible for ensuring the continuing compliance of 3,007 units. This includes coordinating with state agencies, conducting annual file audits, maintaining LIHTC program accuracy and compliance, and navigating state audits with precision.
Ms. Stewart's professional accomplishments are further bolstered by her industry-recognized designations. She holds an Accredited Residential Manager (ARM) designation, demonstrating her proficiency in residential property management. Additionally, she has achieved the Housing Credit Certified Professional (HCCP) Certification, underscoring her expertise in the LIHTC program. Finally, Brittany has earned the Novogradac Property Compliance Certification (NPCC), signifying her comprehensive knowledge of property compliance standards.
With her extensive experience, dedication to compliance, and commitment to excellence, Brittany Stewart continues to drive the success of Wasatch Property Management and make a significant impact in the field of affordable and tax credit housing.

Kitty Callaghan

With over 25 years of marketing and education experience, Kitty Callaghan began her career as a leasing agent and later ascended to management. Her development background and experience with market research, product repositioning, branding, multimedia advertising, and online marketing strategies for diverse markets has allowed her to successfully create and implement innovative marketing plans for new products, stabilized communities, and properties under renovation. She joined Wasatch in 2008 and continues to employ her expertise to generate fresh ideas in the growing and changing multi-family industry.
Kitty has served on the Board of Directors for the San Diego County Apartment Association, where she chaired the Education Committee and is a certified instructor through the National Apartment Association facilitating CALP, CAM and CAPS designation courses. She holds a California Real Estate License and has earned the Certified Property Manager® designation through the Institute of Real Estate Management.
Technology & Systems Manager

Mike Christiansen

As the Technology & Systems Manager for Wasatch Property Management, Inc., Mike oversees the technology department operations, data, and support team.
He started his career in technology in 2003 joining Wasatch Property Management in 2007 as the database administrator and reporting specialist. Throughout his career he has led multiple software conversions, upgrades, technology innovations, and policies and procedures within Wasatch Property Management, Summit Technology, and RentDynamics. Mr. Christiansen has served in several roles within technology and tech-management prior to his role as Technology & Systems Manager, such as, Yardi Enterprise® and Voyager® consultant, database consultant (SQL SERVER®/MySQL®), SR. Database Administrator, and Report Writer and Designer.
Prior to his career with Wasatch, Mr. Christiansen worked in Business Management and Sales for 12 years in various businesses and entrepreneurial ventures. After speculating a market downturn, he returned to Utah State University, graduating with an MIS degree.

Yvonne Cisman

Yvonne Cisman is the Regional Director for the Arizona region. She oversees the operations, maintenance, financial performance, recruiting and training, budgeting, and vendor relations for the region.
Yvonne started in the property management industry in 2000, and joined Wasatch Property Management in November, 2013 as a Property Manager in Glendale, Arizona. In November 2019 she was promoted to Area Leader which included oversight for 2 additional Phoenix based Wasatch communities. In August of 2022 she was promoted to Regional Director for all 8 Arizona Wasatch communities.
Mrs. Cisman is an Accredited Residential Manager® (ARM) and holds a Certified Property Manager® (CPM) designation through the Institute of Real Estate Management® (IREM). She also has a BS in Business Management from University of Phoenix.

Emory Rainey

Emory Rainey is one of Wasatch Property Management’s Area Leaders of Utah, and oversees a total of 5 properties and 1,500 units in the Salt Lake Region.
With over 10 years of experience in property management, Mr. Rainey originally started with Wasatch Property Management as a Leasing Consultant. He was quickly promoted to Community Manager and has since overseen four new lease-up communities, and managed a total of six properties for Wasatch. Mr. Rainey will complete his CPM accreditation with the Institute of Real Estate Management (IREM) in 2021.

Trevor Buttars

Trevor Buttars is the Area Leader for Northern Utah overseeing our Cache County and Tremonton region. Trevor joined the Wasatch Group in 2014 as a Financial Manager at The Falls at Riverwoods in Logan, Utah and was quickly promoted to Community Manager at Canyon Club Apartments in Oceanside, California. He has held the role of Community Manager at five Wasatch communities over the years, including sites in Salt Lake City, American Fork and Logan, Utah. He directly manages the day-to-day operations at our second largest community in Utah, Four Seasons Logan, and is currently supporting his fourth lease up community, Matheson Apartments in Tremonton Utah. Mr. Buttars is a member of IREM and is currently participating in the Certified Property Manager program.
